Signatures and Acknowledgement

Include lines for every borrower on title, then confirm the signing and acknowledgement format your county recorder requires.

The security only protects a lender once it sits on public record, so this stage rewards care.

4. Keep the recorded copy with your loan paperwork.
5. At payoff, confirm the lender instructs the trustee to reconvey.

Reconveyance is the step people forget. Once the loan is paid, a release document needs recording to clear the security from the title. If nobody records it, the old lien can surface years later during a sale or refinance and stall the closing.

Tip: Check the title a few weeks after payoff to confirm the release recorded. Fixing it then takes a phone call, while discovering it mid-sale takes considerably longer.
