• 7-Day Notice to Pay Rent or Quit (AK Code § 34.03.220(b)): Served when tenants owe rent. They have seven days to pay in full or leave the property.
• 10-Day Notice to Quit for Non-Compliance (AK Code § 34.03.220(a)(2)): For lease violations like unauthorized occupants or substantial property damage materially affecting health and safety. Tenants get ten days to fix the issue or move out.
