• 5-Day Notice to Pay Rent or Quit (AZ Rev Stat § 33-1368(B)): Gives tenants five days to pay overdue rent or vacate before you can file for eviction.
• 10-Day Notice to Quit for Non-Compliance (AZ Rev Stat § 33-1368(A)(2)): Used when tenants break lease terms such as keeping unauthorized pets or causing property damage. Tenants have ten days to fix the issue or leave. Separately, under AZ Rev Stat § 33-1375(A), either party may terminate a week-to-week tenancy with a 10-day written notice prior to the termination date specified in the notice.
• 30-Day Lease Termination Notice (AZ Rev Stat § 33-1375(B)): Ends a month-to-month tenancy. No reason is required, but thirty days’ written notice is mandatory.

Arizona landlords can serve eviction notices by:
