A Maine eviction notice is a written document landlords must serve before filing for eviction in court. It explains the reason for eviction, gives tenants time to comply or move out, and follows timelines set by Maine Revised Statutes Title 14, Chapter 709.

• 7-Day Notice to Quit for Non-Payment (ME Rev Stat§ 6002(1)(C)): Used when tenants fail to pay rent at least 15 days after it’s due. Gives them seven days to pay or leave before filing for eviction.
• 7-Day Notice to Quit for Non-Compliance (ME Rev Stat § 6002(1)(A)): For serious lease violations such as property damage or dangerous behavior. Tenants have seven days to fix the problem or vacate.
• 30-Day Notice to Quit for Non-Compliance (ME Rev Stat § 6002(1)): Used for less severe lease violations, allowing tenants 30 days to correct the issue before eviction can proceed.
• 30-Day Lease Termination Notice (ME Rev Stat § 6002): Ends a month-to-month tenancy, known in Maine as a tenancy at will, with at least 30 days’ written notice when there’s no lease violation.

Maine law allows landlords to serve notices by:

• Leaving it with another adult living at the property
• Posting it at the rental unit and mailing a copy by first-class mail

If the tenant does not comply by the deadline:

• File a Forcible Entry and Detainer (FED) Complaint in the district court
• The court will schedule a hearing and notify the tenant
• If the court rules in favor of the landlord, it issues a Judgment of Eviction
• Request a Writ of Possession so the sheriff can remove the tenant if they refuse to leave voluntarily
