Free Michigan Eviction Notice Template

A Michigan eviction notice is a written notice landlords must give tenants before starting the formal eviction process, known as Summary Proceedings. It explains why the tenancy is ending, how long the tenant has to comply or move out, and follows timelines in the Michigan Compiled Laws, Section 554.134.

Michigan landlords must issue the correct notice before filing in District Court:

• 7-Day Notice to Quit for Non-Payment (MI Comp L § 554.134(2)): Used when tenants owe rent. They have seven days to pay in full or move out before the landlord can file in court.
• Notice to Quit for Non-Compliance (MI Comp Law § 554.134(1)): Landlords must give tenants seven days to comply or move out.
• 30-Day Notice to Terminate Tenancy (MI Comp L § 554.134(1)): Used when landlords want to end a month-to-month tenancy without alleging wrongdoing. Tenants must receive at least 30 days’ written notice before the lease ends.

Follow these steps to complete your notice properly:

1. Select the correct notice type based on the situation
2. Add landlord and tenant names plus the rental property address
3. State the reason for eviction if required by law
4. Include the legal notice period for compliance or move-out
5. Sign and date the notice before serving it

Michigan law allows landlords to serve eviction notices by:

• Personal delivery to the tenant
• Delivery to a family member at least 18 years old at the rental property
• Mailing a copy via first-class mail

Always keep proof of service for court.

If the tenant does not comply within the time allowed:

• File a Summons (DC 104) and Complaint (DC 102c) in the District Court where the property is located
• Attend the court hearing scheduled after the tenant receives notice of the case
• If you win, request an Order of Eviction (DC 107) so the sheriff can remove the tenant if they refuse to leave voluntarily

Michigan landlords may need these forms during the eviction process:

• Summons (DC 104): Starts the eviction case in District Court
• Complaint (DC 102c): Filed with the court explaining the eviction reason
• Answer Forms (DC 111a, DC 111b, DC 111c): Tenants use these forms to respond based on the eviction reason
• Order of Eviction (DC 107): Authorizes the sheriff to remove the tenant if they don’t leave after judgment
