What Is a Nebraska Eviction Notice?

A Nebraska eviction notice is a written document landlords must serve before filing an eviction case in court. It explains why the tenant is being asked to leave, how much time they have to fix the issue or move out, and follows timelines in Nebraska Revised Statutes Chapter 69 and Chapter 76.

When to Use Each Type of Nebraska Eviction Notice

Nebraska law requires landlords to choose the correct notice based on the situation:

  • 7-Day Notice to Pay Rent or Quit (NE Code § 76-1431(2)): Used when tenants fail to pay rent. They have seven calendar days to pay or vacate before an eviction case can be filed.
  • 14/30-Day Notice to Quit for Non-Compliance (NE Code § 76-1431(1)): For lease violations or health and safety issues. Tenants get 14 days to fix the problem; if not resolved, the lease ends on day 30. A repeat violation within six months allows the landlord to end the lease with 14 days’ notice.
  • 30-Day Lease Termination Notice (NE Code § 76-1437): Used to end a month-to-month tenancy without cause by giving at least 30 days’ written notice.

How to Write a Nebraska Eviction Notice

To complete your notice correctly:
