Free Nevada Eviction Notice Template

A Nevada eviction notice is a written document landlords must serve before filing for eviction in court. It explains the reason for eviction, gives tenants time to comply or move out, and follows timelines in the Nevada Revised Statutes sections 40.215 through 40.425.

Nevada law requires different notices based on the situation:

• 7-Day Notice to Pay Rent or Quit (NV Rev Stat § 40.2512): Used when tenants fail to pay rent. Tenants have seven judicial days to pay in full or vacate before the landlord can file for eviction. A three-day grace period applies before late fees can be added to the rent amount under NV Rev Stat § 118A.210(4)(a).
• 5-Day Notice to Quit for Non-Compliance (NV Rev Stat § 40.2516): For lease violations such as property damage or unauthorized activity. Tenants get five days to fix the problem or leave. For unlawful business or nuisance activity, the period drops to three days under NV Rev Stat § 40.2514.
• 30-Day Lease Termination Notice (NV Rev Stat § 40.251): Ends a month-to-month tenancy without cause by giving at least 30 days’ written notice before the next rental period.

To complete your notice correctly:

1. Select the right notice type for your situation
2. Add landlord and tenant names plus the property address
3. Include the reason for eviction if required by law
4. State the legal notice period for payment, compliance, or move-out
5. Sign and date the document before serving it

Nevada law allows landlords to deliver notices by:

• Personal delivery to the tenant
• Certified or registered mail with return receipt
• Posting the notice on the property if the tenant cannot be found

Always keep proof of service for court. Self-help evictions, such as locking out tenants without a court order, are illegal under NV Rev Stat § 118A.390.

If the tenant doesn’t comply within the deadline:

• File a Complaint for Summary Eviction in the Justice Court
• The court may schedule a hearing if the tenant responds
• If the landlord wins, the court issues an Eviction Order and a Notice to Surrender for law enforcement to remove the tenant if necessary
