Free Tennessee Eviction Notice Template

A Tennessee eviction notice is a written document landlords must serve before filing an eviction case in court. It explains why the tenant is being asked to leave, how long they have to pay overdue rent, fix a lease violation, or move out, and follows timelines in Tennessee Code Title 66.

Tennessee law requires different notices depending on the situation:

• 7-Day Notice to Pay Rent or Quit (TN Code § 66-28-505(a)(2)(B)): Used when a tenant fails to pay rent twice within six months. Tenants have seven days to vacate.
• 14-Day Notice to Pay Rent or Quit (TN Code § 66-28-505(a)(2)(A)): Used when there is material non-compliance, for example.
• 7-Day Notice to Quit for Non-Compliance (TN Code § 66-28-505(a)(2)(B)): Used for a tenant’s second lease violation within six months.
• 14-Day Notice to Quit for Non-Compliance (TN Code § 66-7-109(a)(1)(A)): Used when tenants neglect or refuse to pay rent that is due.. They have 14 days to fix the issue or leave.
• 30-Day Notice to Quit for Non-Compliance (TN Code § 66-7-109(b)): Used other violations. Tenants get 30 days to comply or move out.
• 10-Day Lease Termination Notice (TN Code § 66-28-512(a)): Used to end week-to-week tenancies.
• 30-Day Lease Termination Notice (TN Code § 66-28-512(b)): Used to end month-to-month tenancieswith 30 days’ notice.

To complete your eviction notice correctly:

• Choose the correct notice type for your situation
• Add landlord and tenant names plus the property address
• Include the reason for eviction if required by law
• List the legal notice period for payment, compliance, or move-out
• Sign and date the document before serving it

Under Tennessee law, landlords may deliver eviction notices by:

• Hand-delivering to the tenant
• Sending via certified or registered mail
• Posting the notice on the property if the tenant cannot be found

Always keep proof of service in case the eviction proceeds to court.

If the tenant doesn’t comply within the required time:

1. File a Detainer Summons in the General Sessions Court for the county where the property is located.
2. The court will issue a Detainer Warrant to summon the tenant to court.
3. Attend the hearing; both landlord and tenant can present evidence.
4. If the landlord wins, the court issues a Writ of Possession authorizing the sheriff to remove the tenant if they refuse to leave.

• Detainer Summons: Starts the eviction lawsuit after the tenant fails to comply.
• Writ of Possession: Authorizes law enforcement to remove the tenant after a court judgment.
