What Is a Utah Eviction Notice?

A Utah eviction notice is a written document landlords must give tenants before filing an eviction lawsuit. It explains why the tenant is being asked to leave, how much time they have to pay overdue rent, fix a lease violation, or move out, and follows the timelines in Utah Code § 78B-6-8.

When to Use Each Type of Utah Eviction Notice

Utah law requires different notices depending on the situation:

  • 3-Day Notice to Pay Rent or Quit (UT Code § 78B-6-802(1)(c)): Used when tenants fail to pay rent. They have three business days to pay or vacate before the landlord can file for eviction.
  • 3-Day Notice to Quit for Non-Compliance (UT Code § 78B-6-802(1)(h)): Used for lease violations such as property damage or disturbing other tenants. Tenants have three calendar days to fix the issue or leave the property.
  • 15-Day Lease Termination Notice (UT Code § 78B-6-802(1)(b)(i)): Ends a month-to-month tenancy without cause by giving at least 15 calendar days’ written notice.
