Free Wyoming Room Rental Agreement Template

A Wyoming room rental agreement is the written contract for renting one bedroom in a shared home. It sits under the Residential Rental Property article of the Wyoming Statutes, sections 1-21-1201 through 1-21-1211.

The article covers a renter’s principal place of residence, and it expressly reaches the common areas and facilities held out for the renter’s use — which is what a shared kitchen and bathroom are.

Wyoming gives the written agreement more power than most states do, then sets firm rules about money.

The Agreement Can Reassign the Statutory Duties

Wyoming says so directly: any duty or obligation in the article may be assigned to a different party or modified by explicit written agreement signed by the parties.

That is unusual, and it raises the stakes on the document itself. Duties that would otherwise sit with the owner — maintaining electrical, heating, plumbing, and hot and cold water, keeping common areas safe and sanitary — can be moved or changed, but only by an explicit signed writing. A vague clause or a verbal understanding will not do it.

Occupancy Is Capped by the Agreement

A renter must occupy the unit in the manner for which it was designed and may not increase the number of occupants above the number specified in the rental agreement without the owner’s written permission. In a shared house that makes the stated occupant count a live term, not boilerplate.

Nonrefundable Portions Need Saying Twice

Any rental agreement must state whether any portion of a deposit is nonrefundable. Written notice of that fact must also be given to the renter at the time the deposit is taken. Both steps are required.

What the Deposit Covers

On termination, a deposit may be applied to accrued rent, damage beyond reasonable wear and tear, the cost to clean the unit to the condition it was in at the beginning of the agreement, and other costs provided by any contract. The renter’s own duties include removing all property and garbage and cleaning to that same starting condition.

A Separate Utilities Deposit Runs on Its Own Clock

Where money is held and separately identified as a utilities deposit, it is refunded within ten days of a satisfactory showing that all utility charges have been paid. If the renter makes no such showing within forty-five days of termination, the owner has fifteen days after that to apply the utilities deposit to the outstanding utility debt. Any refund still due is paid within seven days of that application, or within fifteen days after the owner receives the renter’s new mailing address, whichever is later.

Tip: These periods are statutory and can change, so confirm the current text of the Residential Rental Property article before relying on any of them.

Within thirty days of termination, or fifteen days after receiving the renter’s new mailing address, whichever is later. If there is damage to the unit, that period is extended by a further thirty days.

Under a Wyoming room rental agreement the balance of any deposit and any prepaid rent go back together, without interest, alongside a written itemization of every deduction and the reasons for it.

The renter carries a matching duty. Within thirty days of termination, the renter must tell the owner or the designated agent where payment and notice may be sent. Skip that step and the second limb of the deadline never starts.

If an owner unreasonably fails to comply, the renter may recover the full deposit and court costs. That cuts both ways: where the owner wins and the court finds the renter acted unreasonably in bringing the action, the owner may be awarded court costs too.

Selling the house does not end the obligation. Whoever holds the owner’s interest when the tenancy ends is bound by the deposit rules.

1. Put every term in writing and have both parties sign, since explicit signed terms are what shift or modify the statutory duties.
2. State the number of occupants the room is let to, and note that adding anyone needs the owner’s written permission.
3. State in the agreement whether any part of the deposit is nonrefundable, and hand over separate written notice when the deposit is paid.
4. Identify any utilities deposit separately from the security deposit, so the ten-day utility clock applies to it.
5. Within thirty days of moving out, give the owner a written address for payment and notice.
6. Expect the balance, any prepaid rent, and a written itemization within the statutory window.

For a Wyoming room rental agreement, the terms worth setting down are:

• Which bedroom is private and which common areas are shared
• The number of people who may occupy the room
• Any duty being reassigned between the parties, stated explicitly
• The security deposit and any utilities deposit, listed separately
• How utilities are split and who holds each account
