A real estate purchase agreement amendment is a written document that changes agreed terms of a property purchase contract after both parties have signed it.
Property transactions rarely run exactly as first written. A survey turns up something, a lender takes longer than expected, a completion date slips, or the parties agree a price adjustment after an inspection.
The amendment records those changes formally. Rather than relying on emails between agents or a verbal understanding, it states precisely which clause is changing and what it now says.
Both parties must agree. An amendment is a variation of a contract, which means it needs the same people who signed the original to sign the change.
Timing matters in property. Contracts run to deadlines — financing, inspection, and completion — and a change agreed but never documented leaves both sides working to different assumptions about what is due when. Agents, conveyancers, and lenders all act on the paperwork rather than on what was discussed.

Most problems with amendments come from imprecision rather than disagreement.
Write the replacement clause out in full. Describing a change invites argument about what was meant; quoting the new provision does not.
Reference clause numbers exactly. Property contracts run to many pages, and similar provisions frequently appear in several different places within them.
Check the knock-on effects. Moving a completion date may affect financing deadlines, deposit dates, possession, and the apportionment of outgoings, and changing one date without reviewing the others creates contradictions that surface at the worst point.
Make sure everyone signs. A variation agreed by one party’s agent, or signed by only one of two joint buyers, may not bind anyone at all, and discovering that at completion is expensive.
Tip: Tell the lender and the conveyancer about any amendment as soon as it is signed. A changed completion date or price that reaches the lender late is a common cause of delay at exactly the wrong moment.

A few limits are worth knowing.
It does not bind a party who has not signed. A change agreed between agents is not a change to the contract.
It does not create a new contract. The original governs everything the amendment does not touch.
It does not bind a lender. A mortgage offer has its own terms and conditions, and a changed completion date or purchase price may need the lender’s separate agreement before it can take effect.
It does not cure a defective original. Where the underlying contract has a problem, an amendment may not fix it, and patching a flawed agreement can make the position harder to unpick rather than easier.
It does not change anyone’s disclosure obligations. Those sit outside the contract and are unaffected by a variation between the parties.
