A concrete subcontractor agreement sets terms between a contractor and the firm placing and finishing concrete. It records the scope, the price, the pour-day duties, and who answers when a slab cracks.
Concrete differs from other trades in one respect. The work becomes permanent within hours, so a mistake cannot be unscrewed and redone the next morning.
Responsibility also splits across several parties. The mix comes from a supplier, the subgrade from somebody else, and the finish from the crew. A failure still looks identical from above.
The agreement exists to settle that question ahead of time. It decides which of those three explanations you have to accept.
Scale changes it as well. A driveway needs less than a structural slab on a multi-story frame, though both turn on the same responsibility split.
Most concrete failures start below the concrete. So assign the preparation before anyone orders a truck.
Say who excavates, who compacts, and who verifies the result. A slab placed on soft fill will telegraph that fill forever. Also say who protects it from rain between preparation and pour.
Name who furnishes forms, who sets them, and when they come off. Also say who checks dimensions before the pour, since a form out by an inch stays out forever.
Assign who buys rebar or mesh and who positions it. Chairs, laps, and cover all belong in the scope rather than in an assumption.
Where the design calls for a barrier or insulation beneath the slab, name who supplies and installs it. Punctures found afterwards cannot be fixed.
Other trades set anchors, conduit, and sleeves. Name who coordinates them and who confirms placement before concrete arrives.
Require an inspection before every pour, with a named person signing it off. Once the truck tips, inspection stops being useful.
A concrete subcontractor agreement earns its keep on pour day, when everything happens at once.
Name who specifies the mix and who orders it. Adding water on site changes the product, so say who may authorize any adjustment. Require the delivery tickets, since they record what actually arrived.
Confirm where trucks stage, how they reach the pour, and who protects the route. Damaged driveways and lawns generate claims. Also confirm the ground carries a loaded truck, since a bogged mixer stops the whole pour.
Say who books the pump, who pays standby, and what follows when equipment fails mid-pour. A backup arrangement costs little until the day it saves a slab.
Ready-mix suppliers charge for waiting. Agree who carries that cost when the site is not ready on time.
Name where trucks wash out and who arranges disposal. Washout on the wrong ground creates a problem that outlives the job.
Decide who wears the cost of a short load, and who owns material left over.
Concrete keeps reacting long after the crew leaves. Cover that window in writing.
Say who decides whether conditions allow a pour, and how a postponement affects the schedule. That call should sit with somebody accountable.
Assign responsibility for blankets, heaters, shading, or admixtures. Also say who pays when measures become necessary at short notice.
State the curing method and how long it runs. Then name who maintains it, because curing usually fails after the crew moves to the next pour.
Rain on fresh concrete ruins a surface quickly. Say who provides cover and who makes the call to stop.
Fresh concrete gets walked on, loaded, and driven over. Set the period during which nobody else touches it, and name who enforces that.
Tip: Photograph the surface at the end of the curing period. Damage arguments almost always concern when a mark appeared, not whether it exists.
Cracking causes more concrete disputes than anything else. So define expectations before the pour rather than after it.
Name the finish for each area: broom, trowel, exposed, or sealed. Different finishes carry different labor rates and different acceptance criteria.
State the tolerance standard and how measurement happens. Agreeing a method matters as much as agreeing a number.
Set who designs the joint pattern and how soon after placement cutting happens. Late cutting produces the cracks that joints exist to prevent.
Concrete cracks. Say which cracking counts as normal and which triggers repair, along with who assesses it. Photographs taken at handover settle most of these conversations quickly.
Where a sealer or hardener applies, name the product and who installs it. Application timing affects both appearance and durability.
Where repair is needed, agree the method and who approves it beforehand. Cosmetic patching applied to a structural problem satisfies nobody.
Concrete gets measured and tested more precisely than most trades, and both feed straight into payment.
Name who books testing, who pays, and which party receives results. Independent testing protects both sides of the argument.
Agree the steps when a result falls short: further testing, assessment, or removal. Also say who bears the cost at each stage.
Say who makes, stores, and transports test cylinders. Poorly cured samples fail tests that the slab itself would pass.
State whether payment runs on plan quantity or delivered volume. The two rarely match, so pick one and say how variance gets treated.
Tie payment to placed and accepted work rather than to trucks ordered. Hold a portion back until testing results arrive.
Require current liability and workers compensation certificates. Then agree who repairs concrete damaged by another trade before handover.
