A painting subcontractor agreement sets terms between a contractor and a painting crew taking part of a job. It records the surfaces, the preparation, the coats, and the price.
Painting looks simple from a distance, which is exactly the problem. Two crews can quote the same rooms and mean entirely different work.
The gap sits almost entirely in preparation. One crew scrapes, fills, sands, and primes, while another rolls straight over the old finish.
Scale changes the document as well. A single repaint needs less than a multi-unit contract with a room schedule. Both still rely on the same prep language.
Commercial and residential work diverge here too. Occupied offices demand night shifts and tighter odor control, while a vacant house lets a crew spray and move.
Your customer only ever sees the last coat. So the agreement has to describe everything underneath it.
Prep is the largest variable in any paint quote. So describe it in steps rather than in adjectives.
Say which surfaces the crew washes, and by what method. Kitchens, bathrooms, and exteriors each need different treatment.
Define how far the crew chases failing paint, and what happens where it keeps lifting. Open-ended scraping is where unquoted hours hide. Photograph problem elevations before quoting, so both sides price the same wall.
List what counts as included: nail holes, hairline cracks, corner gaps. Then set a threshold above which repairs get priced on their own.
Name where primer goes, whether spot or full, and which product class. Bare, patched, and stained areas rarely behave alike.
Name what the crew does not touch: ceilings, closets, trim, radiators, or the garage. Exclusions stop an assumption becoming a free extra.
Rot, water staining, and failing plaster turn up behind furniture. Agree who assesses them and who authorizes the extra work.
Finished is a judgment call unless the paperwork defines it. A painting subcontractor agreement should settle that argument in advance.
State the coats per surface, and say whether that count assumes a color change. Dark to light usually needs another pass.
Require uniform color and sheen, with no visible lap marks, holidays, or roller stipple. Coverage is the real standard, not the coat count alone.
Define acceptable lines at ceilings, trim, and adjacent colors. Straight edges take time, so price them honestly.
Agree how the work gets viewed: normal lighting, standing distance, no raking flashlight. Most finish disputes come from the inspection method rather than the workmanship.
Temperature, moisture, and dew point all affect adhesion. Say who calls a stop and how that shifts the schedule.
Color changes mid-job are normal. Agree their cost before they happen rather than after.
Say who supplies material and who absorbs a miscalculated quantity. Contractor-supplied paint shifts both the markup and the risk. Also state who returns unopened stock and who keeps the credit.
Name the product line and the sheen for each surface. A substitution to a cheaper line shows up years later, not at handover.
Set the date the owner must confirm colors. Late selections strand a crew that is already standing in the room.
Where color matters, require an approved sample area before full application. A drawdown on the actual wall beats a chip under shop lighting.
State that a color change after painting counts as new work, priced separately. Include the extra coats it usually takes.
Say who keeps the remainder, and require labeled cans by room. Touch-ups two years from now depend on it.

Require floor covering, wrapped furniture, and masked fixtures. Name who moves heavy items, and who carries the risk once they move.
Spraying runs faster and carries far more overspray risk. Agree which method applies where, and what masking a spray day demands.
In a lived-in home or a working office, ventilation, odor, and access all matter. Set working hours and say which rooms stay usable. Agree who notifies residents and how far ahead.
Work on older housing can trigger specific safe-work practices and certification. Confirm what applies to your project before anyone sands anything.
Exterior work needs somewhere dry for material. Say where the crew stores paint and who replaces it after a freeze.
Require tools cleaned away from the property, with no rinse water reaching landscaping or drains.
Painting prices by area or by room. The terms around that number decide whether anyone finishes the last five percent.
State whether the rate covers square footage, a per-room figure, or a fixed sum. Then list what sits outside it.
Tie payment to completed areas rather than to days on site. Hold a portion back until the punch list clears.
Set one walkthrough, one list, and a deadline for clearing it. Endless touch-up requests turn a profitable job into a loss.
Say how long the crew backs adhesion and finish. Product failure belongs with the manufacturer, so keep those claims apart. Also say whether the warranty covers touch-up labor or materials alone.
Require written sign-off before the crew takes on rooms outside the original list. Scope grows quietly on painting jobs.
Collect liability and workers compensation certificates before mobilization. Add a duty to report damage the day it happens, not at the end of the week.
