A plumbing subcontractor agreement sets terms between a contractor and a licensed plumber hired for part of a job. It records the scope, the phases, the price, and who answers for a leak.
Plumbing carries a risk profile most trades avoid. One bad joint behind drywall can flood three rooms months after everybody left the site.
Scale matters here too. A single bathroom differs from a multi-unit rough-in, though both need the same clarity about phases and licenses.
Licensing sits near the center as well. Permits usually issue against a named license, so the agreement should say whose license carries the work.
The plumber answers to you rather than to the property owner. Your contract with the owner stays where it is, and this document decides which duties travel down to the crew.
Plumbing comes to site twice, and much of what happens between those visits belongs to other trades. So write the phases into the agreement rather than assuming them.
Define what rough-in covers: supply lines, drain and vent runs, and the fixtures each one serves. Note anything the crew must leave accessible for inspection.

Say what the site must provide: power, water, safe trench access, and a clear path. A crew that cannot start still costs a day.
Remodels rarely run straight through. Say whether extra mobilizations carry their own price or fall inside the original number. Also say who pays when a return trip happens because another trade was not ready.
Plumbing ranks among the most heavily licensed trades, and requirements differ from one state and city to the next. So confirm what applies with your local building department rather than relying on the last job.
Settle these in writing:
A plumbing subcontractor agreement that leaves permits unassigned tends to leave them unpulled. Require a copy of the license and any endorsement before day one, plus notice if either lapses. Keep those copies on file rather than trusting memory at inspection time.
Tip: Ask who will actually stand on the site, not only who holds the license. A master’s license sitting in an office does not supervise a joint in a crawlspace.
Owner-supplied fixtures start more plumbing arguments than pricing does. Decide early who buys what.
List every fixture and name its supplier. Then say who accepts delivery and who checks for damage on arrival.
Where the owner buys a fixture, the plumber cannot warrant it. State that plainly, and say who pays the return trip when a part turns up wrong or missing.
Name pipe materials and any approved alternatives. Substitutions should need written approval rather than a judgment call in a trench.
Say where materials sit and who carries the risk while they wait. Job sites lose fixtures.
Where the plumber supplies fixtures, say which manufacturer warranty passes to the owner and who registers it.
When another trade drills through a finished line, the repair is not warranty work. Agree in advance how that gets billed.
Water finds the most expensive path available. So a plumbing subcontractor agreement should say who pays when it does.
Require testing before cover-up and again at completion. Say what pressure, for how long, and who witnesses it.
In an occupied building, an unannounced shutoff becomes its own emergency. Set notice periods and the windows when shutoffs may happen.
Assign responsibility for water damage traced to the crew’s work, including finishes above and below. This clause deserves closer reading than the price does. Name the insurer notification step as well, since late notice can complicate a claim.
Require drop cloths, capped lines, and cleanup of solder debris. Also name who repairs an access cut that ran wider than it needed to.
Leaks do not wait for morning. Agree a response time and say who pays for an emergency attendance.
Two things decide whether this arrangement works a second time: how money moves, and how fast somebody answers the phone.
Release payment against rough-in passed and trim-out complete. That ties money to verifiable events rather than to a calendar.
State what you hold and what releases it. Final inspection and a cleared punch list are the usual triggers.
Set how long the plumber stands behind joints, connections, and installation. Fixture defects belong to the manufacturer, so keep those claims separate.
Speed of attendance matters more here than the years printed on a warranty. Say how quickly the crew reaches a reported leak.
Require written approval before added fixtures or relocated lines proceed. Note who prices the change and how fast they answer.
Require current liability and workers compensation certificates on file, plus written notice the moment either one changes.
